It’s the first question every homeowner asks — and the one most sealing companies won’t answer on their website. We think that’s backwards. Below are the typical market ranges for professional driveway sealing across the Greater Toronto Area, what drives the price up or down, and what a proper job should include. (Every driveway is different; our own quotes are free and sized to your actual driveway.)
Typical driveway sealing prices in the GTA
- Single-car driveway: $180–$280
- Double-car driveway (most common): $250–$400
- Triple-car or oversized: $400–$800+
- Large or commercial areas: often quoted at $0.25–$0.45 per sq ft
These reflect going rates across the GTA — not a quote. The only way to price your driveway accurately is to see it, which is why our quotes are free.
What affects the price?
- Size — square footage is the biggest single driver of price.
- Condition — heavy cracking means more prep and crack filling before the sealer goes down.
- Cleaning needs — oil stains, moss and ingrained dirt take extra work to remove properly.
- Access and layout — long, steep or awkwardly shaped driveways take more time.
- Sealer type and coats — commercial-grade sealers cost more than thin DIY products, and they last longer.
What’s included in a proper sealing job
- Thorough cleaning of the full surface
- Crack filling with commercial-grade filler
- Masking of edges, interlock, concrete and garage doors
- Even sealer application with crisp edge lines
- Clear cure-time guidance (24–48 hours before driving)
A warning sign: quotes that skip straight to sealing with no mention of prep. Cheap jobs that skip cleaning and crack filling look fine for a month — then peel.
DIY vs hiring a pro
A 17L pail of sealer runs $50–$70 at Home Depot or Canadian Tire and covers roughly 250–400 sq ft. A typical double-car driveway needs several pails plus cleaner, crack filler, applicators and a full day of your time — and pros work with commercial-grade material and get a far more even application. Most homeowners find the pro job pays for itself in longevity.
How often? The real yearly cost
Sealed every 2–3 years at around $300 a visit, you’re spending roughly $100–$150 per year to protect a driveway that costs $8,000–$15,000 to replace. It’s some of the cheapest maintenance in home ownership.
