Driveway Sealing

Your asphalt driveway takes a beating. York Region’s freeze-thaw cycles, winter road salt and summer UV break down unprotected asphalt year after year. Professional sealcoating every 2–3 years is the simplest way to extend the life of your driveway — for a fraction of the cost of repaving.

What driveway sealing actually does

  • Blocks water penetration that causes cracks, heaving and potholes
  • Shields asphalt from UV rays that dry it out and turn it grey
  • Resists road salt, oil drips and chemical stains
  • Restores a deep, uniform black finish that boosts curb appeal

Our 5-step sealing process

  • Free inspection & quote — tell us about your driveway and get a clear quote within 24 hours.
  • Deep cleaning — the surface is cleared of dirt, debris and oil spots so the sealer bonds properly.
  • Crack filling — existing cracks are filled with commercial-grade filler to stop them spreading.
  • Sealcoat application — premium asphalt sealer applied in even coats with crisp, clean edges.
  • Curing — 24–48 hours later, your driveway is ready for vehicles.

When should you seal your driveway?

In the GTA, the sealing season runs from May through October — sealer needs air temperatures above 10°C and 24 hours of dry weather to cure properly. Most asphalt driveways need resealing every 2–3 years. The best time to book is spring: winter’s freeze-thaw leaves cracks that should be sealed before summer heat makes them worse.
