Every spring in the GTA, the same thing happens: the snow melts, and thousands of homeowners walk out to find their driveway looking noticeably worse than it did in the fall. New cracks. Faded patches. Edges crumbling where the plow caught them. It’s the most popular season for driveway sealing — and for good reason. But when exactly is the best time of year to seal a driveway in the Greater Toronto Area?
The answer comes down to one number: 10°C. Here’s why that number rules everything, what the ideal windows are, and when to avoid booking.
The 10°C Rule: Why Temperature Decides Everything
Asphalt sealer — whether oil-based or water-based — needs warmth to cure properly. The industry standard minimum is a pavement temperature of 10°C (50°F), and it needs to stay there for at least 24 hours after application, with no rain and no risk of overnight frost.
Why does this matter so much? Sealer cures through evaporation and oxidation. In cold conditions:
- The sealer won’t bond properly to the asphalt, leading to peeling and premature failure.
- Cure time stretches from 24–48 hours to several days, leaving the surface vulnerable to damage, tire marks, and debris embedding in the tacky coating.
- Morning dew or an overnight frost can ruin a fresh coat outright — moisture trapped under partially cured sealer causes blistering.
Note it’s pavement temperature, not air temperature. Asphalt absorbs solar heat, so on a sunny day the pavement can be several degrees warmer than the air. But on a cloudy 12°C day in October with a cold night coming, a reputable contractor will tell you to wait. Any company willing to seal your driveway in marginal conditions to squeeze in one more job is cutting a corner you’ll pay for — the coating simply won’t last.
The GTA Sealing Season: Late April to Mid-October
In practice, the reliable driveway sealing season in the Greater Toronto Area runs from late April or early May through mid-October — roughly five and a half to six months. Here’s how the season breaks down:
May to Early June: The Prime Window ⭐
This is the sweet spot and the busiest period for every reputable sealer in York Region. Daytime temperatures are consistently warm, nights stay above freezing, humidity is moderate, and there’s a full summer of curing warmth ahead. If you can only pick one time to seal, late May is it.
There’s another reason spring is prime: winter damage is fresh and visible. The freeze-thaw cycles of January through March do their worst work in late winter, and by May every crack, heave, and salt stain is on full display. Sealing in spring locks in repairs before summer UV starts its own assault. Many homeowners in Markham and Vaughan make it an annual spring ritual alongside the rest of their property cleanup.
June to August: Great Conditions, Full Schedules
Summer offers the most reliable curing weather — hot days, warm nights, fast dry times. The only downsides are practical: contractors are at their busiest, so booking lead times stretch out, and extreme heat waves (35°C+) can actually make application trickier, as sealer can skin over too fast on scorching pavement. Early morning starts solve this. If you’re flexible on timing, summer is excellent.
September: The Second-Best Window
September is the industry’s quiet secret. Temperatures are still reliably warm, humidity drops, contractor schedules open up after the summer rush, and you’re protecting the driveway right before winter — which is exactly when protection matters most. A fresh September seal coat goes into freeze-thaw season at full strength. If you missed spring, don’t wait for next year: September is arguably the smartest time to seal.
October: Proceed With Caution
Early October can work in a warm year, but it’s a gamble. Daytime highs might hit 15°C while nights dip toward freezing — and one cold night on a fresh seal coat can ruin it. Reputable contractors in the GTA start winding down by mid-October and will be honest with you about the risk. If someone offers to seal your driveway in late October without mentioning temperature risk, that’s a red flag.
November to April: Don’t Bother
It’s simply too cold. No professional-grade sealer will cure properly, and any contractor offering winter sealing is either using the wrong product or doesn’t care about the result. Use these months to plan and book ahead — many companies take spring bookings through the winter, and early bookers often get the pick of May dates.
Timing Within the Day Matters Too
It’s not just the season — the time of day affects the job:
- Morning starts are ideal. The crew can prep and apply while temperatures climb, giving the sealer the full warmth of the afternoon to start curing.
- Avoid late-afternoon applications in spring and fall, when the sealer may not have enough warm hours before evening dew sets in.
- Check the forecast: no rain for 24 hours after application is the rule. A surprise shower on fresh sealer can wash out streaks or dilute the coating.
Should You Seal in Spring or Fall?
This is the most common follow-up question, and the honest answer is: both are excellent, for slightly different reasons.
- Spring sealing repairs winter’s damage and gives you a beautiful driveway for the whole outdoor season. Best if your driveway took a beating over winter.
- Fall sealing arms the driveway with maximum protection going into the harshest months. Best if your driveway is in decent shape and you want to get ahead of winter.
If your driveway is due and it’s currently either window, don’t overthink it — the worst time to seal is “next year.” Every season you skip is another full cycle of UV and freeze-thaw on unprotected asphalt. Typical GTA sealing costs are a fraction of what deferred maintenance eventually costs.
How Far Ahead Should You Book?
In the GTA, the spring rush is real. Quality operators in York Region and across Toronto often book 2–4 weeks out during May and June. If you want a specific week — say, right after your spring cleanup — reaching out in April (or even late winter) is smart. September tends to have more availability, another point in its favour.
One more tip: if you’re getting quotes, get them from companies that talk about temperature and timing honestly. A contractor who says “we can do it any time” is telling you something about their standards. The right one will look at the calendar, look at the forecast, and sometimes tell you to wait a week. That’s the one you want.
The Bottom Line
Late May through June is the prime window for driveway sealing in the GTA, with September as an excellent second choice. The hard rule is 10°C pavement temperature with 24 dry hours — no exceptions, no winter sealing, and be cautious with October. Book spring work early, and remember that the best time to seal is always before the damage, not after.
